Gutters
Twice a year is the safe rule: once in late autumn after the leaves are down, once in spring. If you've got trees overhanging, more often.
Signs you've left it too long: water pouring over the edge in rain, green streaks down the wall under the gutter, or a gutter that's started to sag between brackets. A blocked gutter is the cheapest problem on this page to fix and the most expensive one to ignore.
Roofs
From the ground, not the ladder. Look for tiles that have slipped out of line, a gap where a tile should be, or bits of tile and mortar on the ground and in the gutters.
Inside, check the loft with a torch for daylight or damp patches, and look at bedroom ceilings for new stains. A slipped tile caught early is a small job. The same tile left through a winter is a ceiling.
Fences
Push the fence at the top. If the whole run rocks, it's the posts, and that's usually rot at ground level where the timber meets the soil. If a single panel flaps and the posts stay put, it's just the panel.
Concrete posts with timber panels are the long-term answer in this part of the world. Timber posts set straight into the ground are what usually fails first.

Taskmasters Local Ltd is a property maintenance company based in Crawley, working across Horsham and West Sussex. It was founded by Sam, a tradesman with years on the tools who started in fencing and grew into roofing, guttering and chimney work because customers kept asking.
Most of our work comes from recommendations in local Facebook groups and on Nextdoor, from people whose neighbour we've already done a job for. That's how a local business is supposed to work: do the job right, get asked back, get passed on.
One honest caveat. Small plumbing and small electrical jobs, yes. Anything that needs a certificate or a specialist, we'll tell you straight and point you to someone who does it.
